Commercial Air Duct Cleaning

Fresh Air Technologies provides commercial air duct cleaning services to clients in the Charlotte, NC area and surrounding cities. Air duct cleaning is an important part of any commercial indoor air quality management program.
What is required for cleaning commercial air duct systems is much different than cleaning residential air duct systems, and our experienced team has extensive knowledge on how to clean both types of systems. The Fresh Air team can read and understand mechanical drawings of commercial air ducts so that we can locate and protect the sensitive airflow monitoring equipment and dampers.
Benefits of Commercial Air Duct Cleaning
Providing clean breathable air is important to visitors, workers and building occupants. Reducing dust and other particulate that falls from the air duct system is important for maintaining production standard. Proper maintenance and upkeep of your air duct systems is a great way to prevent these problems. A major part of HVAC air duct maintenance is a thorough cleaning of the duct system. Here are a few benefits of cleaning your air duct system.
Reduced energy costs
Dirty air ducts make your HVAC system work harder due to contaminants fouling the heating & cooling coils. Systems with clean air ducts operate more efficiently, saving money on heating & cooling energy bills.
Longer equipment life
Debris and other particles accumulate on the coil of the HVAC system reducing air flow. This causes the equipment to work harder, reducing the equipment lifespan. Having a regular air duct cleaning can keep your equipment running within factory specifications lasting for years.
Removes Old Toxins
Commercial Air duct cleaning reduces the small airborne contaminates that cause respiratory distress and negatively affect facility process. Mold growing inside of duct work can contribute to negative health affects of building occupants & exacerbate allergies. Areas of wet duct work insulation are a good environment to grow mold. Damp duct insulation will allow certain “black molds” containing mycotoxins to grow inside ductwork. Mycotoxins can enter the body through the lungs and accumulate causing potential long term health effects.
Improves indoor air quality
Over time, many pollutants and contaminants enter your commercial airflow. These harmful particles get pulled into your heating and cooling systems. They are then re-circulated daily throughout the facility. This vicious cycle creates build-up in the ductwork of your commercial building.
Eliminates Odor
Cleaning commercial air ducts helps reduce problematic odors from inside contaminated duct work. Restoration duct cleaning after a fire removes soot and smoke odor from the inside of the duct system. Encapsulating interior duct insulation using an odor killing encapsulate eliminates hard to remove odors trapped in the fabric matrix and helps stabilizes torn and raw areas of fiberglass insulation.

Commercial Air Duct Cleaning Process
Commercial air duct cleaning is a fairly intrusive and loud process. We schedule projects outside of business hours, either at night, on the weekends or during facility shutdowns. Work stations, flooring & counter tops are protected throughout the work area using plastic and tape before work begins. At the end of the shift, all floors are vacuumed to ensure we leave your space cleaner than when we found it. We also provide commercial air duct sealing to ensure your air duct is performing its best.
1. Inspect the air duct
Before any work can begin, a full inspection of the facility’s air duct will be conducted to determine the amount of debris and contaminants as well as any damage that may be present.
2. Protective coverings
We will ensure that all furniture is covered to protect it from any dust or debris that may fall during the cleaning process.
3. Gain Access to Air Ducts
To gain access to the air ducts, the first step is to utilize the existing service openings. If existing service openings are not usable for the cleaning process, then it may be required to remove ceiling sections to access the ductwork.
4. Clean Diffusers
Once the cleaning starts, the first aspect of the air duct that gets cleaned is all diffusers, dampers, grills, and diffuser boots. These will be removed, cleaned, and then replaced at the end of the cleaning procedures.
5. Clean Ductwork
All internal ductwork such as fiberglass insulation, ducts, dampers, and louvers, will then be cleaned via vacuuming, air washing, or power brushing.
The vacuuming involves the use of a portable vacuum cleaner with a high-efficiency particle air filter. The vacuum is inserted into openings of the air duct to remove and clean out contaminants.
The air washing method uses a hose with a special attachment that pushes the compressed air into each opening in the duct. The attachment improves the force that pushes the air into the ductwork, removing particulates and toxins. These contaminants are then pushed downstream through the air duct and out of the system and into a vacuum collection unit.

Commercial Air Duct Cleaning Cost
Air duct cleaning is the process in which your HVAC system is cleaned from the main trunk line to the branches.
The average air duct cleaning cost for commercial businesses is between $400 and $1,000, with the price affected by factors like the size of the commercial property, the number of ducts, and their configuration.
Minimum Cost: $250
National Average Cost: $600
Average Range: $400 to $1,000
It is important to clean your ducts every 5 to 7 years or as needed to help improve system efficiency. Other factors that go into determining the price is the size of your ductwork, the number of vents, degree of contamination, and ease of access.
